The project encompassed 12,771 RSF, delivering full-floor spec suites with centralized amenities and thoughtfully designed spaces. The design services included programming, full design development, documentation, and construction administration, delivering an efficiently managed result.  

Through careful planning, the team addressed the building’s aging infrastructure and undefined field conditions, achieving a solution that met both functional and aesthetic objectives. The final result showcases a commercial building that combines timeless design, flexible work environments, and modern amenities, positioned to attract tenants and enrich the overall workplace experience.

The client reimagines key areas of the building through a human-centered design approach that strengthens the arrival experience and introduces flexible amenity spaces across multiple levels. The proposal includes a renewed lobby, conference facilities, speculative office suites, work café areas, and an upper level amenity space with roof terrace, producing a more cohesive environment for tenants and visitors.
